Residents of Manapakkam and surrounding areas are pinning their hopes on new chief minister J Jayalalithaa to go ahead with the second airport at Sriperumbudur.
The residents will get back their 900 acres of land marked and frozen for acquisition for three years at Manapakkam, Gerugambakkam, Kovur and Kolapakkam to build a parallel runway for the existing airport if the state government decides to go ahead with the new airport. The parallel runway work may not be taken up if the second airport materialises.
Nearly 1,000 families who have bought land and houses through bank loans are repaying the loan even though they have no clue whether they will come to own the property in the future.
“We are planning to meet officials of the new government after they settle down. AAI will also submit the ICAO report to the government by that time, said Vijay Kumar, vice president of Marvel River View County Owners Welfare Association at Manapakam.
The Airports Authority of India (AAI) had put the plans to build a parallel runway on hold and announced that they would not prefer to have a new runway at the existing airport if the state government went ahead with the proposed airport at Sriperumbudur.

Footwear and accessories brand Pavers England is looking to move from Chennai to Mumbai. The company is planning to move their marketing, merchandizing and branding divisions to their Andheri office, which houses their regional sales team. This announcement comes soon after FMCG company Cavin-Kare announced that it would be moving its sales and marketing team to Mumbai.
“We’re planning this move in the next six months or so. It is extremely difficult to attract talent, particularly in these divisions, in Chennai,” said Utsav Seth, CEOMD of Pavers England. Cavin-Kare also cited the same reason for moving to Mumbai. The FMCG company’s CMD C K Ranganathan had told TOI that the inability to attract the right talent to Chennai had begun affecting the company’s growth. “We sometimes take six to nine months to fill positions just because people aren’t willing to move here,” Ranganathan had said. “Even when advertising agencies transfer someone whom we want to work with to Chennai, the person quits the next day.”
For both these companies, the move to Mumbai would be significantly more expensive, especially since real estate costs are substantially higher when compared to Chennai. “But if you have to grow, you have to choose value over cost,” said Seth. “Even if we manage to attract talent to Chennai, attrition is much higher when compared to local population.”

Residents of Tagore Nagar have been fuming over the irony of their situation for years. They live near Kilpauk Water Works but do not get proper drinking water because of the feeder main project has not been maintained.
“We have to hire someone to bring water in pots, Most of the time we use borewell water for cooking. It is hard water but we don’t have a choice. We buy drinking water.”
K Ramadoss of the North Chennai District Exnora said that this is because of poor maintenance of the feeder main project, which was taken up to provide water to residents at the end of the area. “Illegal stormwater drain connections have caused a lot of damage and resulted in the mixing of drinking water with sewage water,” he said. “Recently the chief engineer told us that the line would be made concrete so illegal connections cannot be given. We hope this will solve the issue.”
Incomplete ambitious road projects and improper maintenance of public works are the main problems facing residents of Villivakkam Assembly constituency, which has about 1.8 lakh voters.

Parsvnath Developers, New Delhi-based real estate company, is planning to generate revenues worth Rs13,000 crore in the next two years.
The company, which currently has debt of Rs1,100 crore, also plans to become completely debt-free by March 2013. The revenues were Rs455 crore during first six months of the current fiscal.
“About 80 million square feet (msf) is on fast-track execution, which we plan to complete by March 2013. Out of this, 40 msf is pre-sold and will generate Rs4,000 crore for us. The remaining 40 msf will generate another Rs9,000 crore. So as of now, we are focusing to complete the 80 msf and generate large cash for the company. The moment we achieve this, our balance-sheet will be completely debt-free with large cash reserves,” said Pradeep Jain, chairman, Parsvnath. The company owns a total of 195 msf.
The properties are mainly located in Delhi and the National Capital Region.
On debt reduction plans, Jain said, “Our debt position is very comfortable. From a peak of Rs2,200 crore, we are almost half at around Rs1,100 crore as of now. By the end of this calendar year, we hope to bring the debt at around Rs500-600 crore.”
The current debt-equity ratio of the company stands at 0.43%.

Borrowing to buy a property is going to become a costlier affair.
In late November, soon after environment minister Jairam Ramesh gave the green signal for Mumbai’s second airport, property prices around its location shot up by 20 percent. This was the same area that, even six months ago, real estate consultants and analysts were advising investors to stay away from. They reasoned that the prices had run up way too quickly. Today, the same professionals are recommending buying select properties in the same area at higher prices. The airport example is illustrative of the shape of things to come in 2011 for real estate buyers, both residential and commercial.
As metros like Mumbai, Delhi and Chennai are retrofitting old buildings and seeing an infrastructure upgrade, a lot of real estate action is becoming visible.
While the investor can put money in stocks of real estate companies or invest in a private equity fund to play the property market, these still remain niche opportunities. For the vast majority, investment in land and concrete is the preferred option. So, what should be their strategy in 2011?
To begin with, initial signals are mixed. After a long while, Housing Development Finance Corp. (HDFC), the king of mortgages, is offering to pay a 9 percent annual interest to fixed deposit holders. This could mean that the company will eventually lend at 11 percent upwards. In short, borrowing to buy a property is going to become a costlier affair.
