Poor infrastructure bane of north Chennai

Even as real estate business in south Chennai continues to grow at rapid pace, north Chennai has failed to attract investment from developers owing to poor infrastructure and under-development.

Several developers participating in the Expanding Metropolis, a three-day mega property fair at YMCA ground, Royapettah, opined that lack of development and poor connectivity of north Chennai was the major reason for property developers not preferring to invest there.

“We had developed a property in north Chennai 15 years ago. Because of deficient demand the property is still lying unsold,” said M V Subramanian, sales manager with VGP group of companies, a city-based developer.

According to him, there were barely any developers interested in buying property in north Chennai as there was a huge demand for properties in south Chennai.

Besides, with a majority of north Chennai population being blue collar and in absence of any IT Park, unlike in south Chennai, even the government has paid least attention to the development of the area, he added.

He further said that despite land price being so low, people were not ready to invest in north Chennai as they believed that there was little chance of land price appreciation.

Similarly, many other developers did not find investment in the surrounding areas of north Chennai like Perambur, Tondiarpet and Vyasarpadi.

Delimitation Makes Voters Happy

Extensive commercialization of residential zones is a cause for concern especially in areas like Gandhi Nagar, Besant Nagar, Kasturba Nagar and and Taramani, which will now come under Velachery constituency. Residents said they would like to see speedy disposal of a number of projects which are yet to see the light of the day, including several traffic projects — a flyover-cum-subway at L B Road junction, flyover at Vijayanagar junction, and fixing of alignment of MRTS between Velachery and St Thomas Mount station, besides storm water drains works.

Central Chennai has the largest number of voters, according to the final electoral rolls released earlier this week by the Chennai district election department. The area, which has six Assembly constituencies coming under it, has registered a total electorate of 10.75 lakh voters.

It is followed by south Chennai (10.22 lakh voters) and north Chennai (9.25 lakh voters). Among the constituencies, Perambur, despite being bifurcated in the wake of delimitation, has the highest number of of voters: 2.2 lakh.

Among the newly-formed constituencies, Velachery is the most populated with 2.17 lakh voters, followed by Virugambakkam (2.03 lakh), Thiru vi ka Nagar (1.7 lakh) and Kolathur (1.97 lakh), thus accounting 26% of the total electorate in the city.

Two constituencies — chief minister M Karunanidhi’s very own Chepauk, and Triplicane — will soon lose their individual identities due to the merger of the two. Official records reveal that only 1.79 lakh voters were registered this year in both the constituencies, as against the 2.37 lakh in 2006.
