The provisional census figures released by the government on Thursday have show that after North East Delhi, Chennai district is the most densely populated, with 26,903 people living in every square kilometre of the city. In 2001, with a population of 43 lakh, the density was 24,231. Of the 46 lakh people living in the district now, a person who had 431 square feet of space in the city in 2001 now has only 400 square feet.
This virtual space includes space for all the activities you choose to do everyday, including your living space, playing, walking, driving, parking and a host of other things. We are however better than the district of North East Delhi where each person’s living space has been reduced by 26% in the past ten years.

Document Checklist:

The most important documents required to sell a residential property are the housing society share certificate and the sale/ purchase deed. The sale deed will confirm the land/flat is on your name (the seller’s name) and only you have the full right to sell the land/flat. You need a copy of previous deeds if you have also bought it as a resale property.
The Case Of Missing Documents:
Often houses which are 30-40 years old may not have proper registration. There have been announcements for homeowners to update the required paperwork. If you have not completed the required procedure, you should ideally pay off the outstanding stamp duty and file for a registration. “In the case of a missing share certificate, the intending seller should request the housing society to issue a duplicate copy. If the sale/purchase deed and/or chain of agreements /deeds are misplaced, an indemnity bond needs to be furnished by the seller along with a confirmation letter from the housing society,” explains Mrunal Duggar, V-P , homebay residential, Jones Lang La-Salle Meghraj.

Cement prices in the retail market currently in Mumbai average at Rs 257 a bag, Delhi Rs 210 a bag, Chennai Rs 250 a bag and Kolkata Rs 240 a bag.
Shares of most cement companies on BSE closed with a gain on Tuesday. ACC gained 1.17 per cent at Rs 1,029, UltraTech Cement 2.52 per cent at Rs 1,018 and JK Lakshmi Cement was up 1.04 per cent at Rs 53. Ambuja Cement and Jaiprakash Associates were down 0.67 per cent at Rs 127 and 2.62 per cent at Rs 95 respectively.
The industry is experiencing acute shortage of coal. Currently only 50-55 per cent of the coal requirement of the industry is supplied through linkage. The balance is procured from open market or imported. Use of alternative fuel pet coke at considerably higher cost than linked coal adds to the cost of manufacturing
Cement companies have been reeling under sharp spike in fuel and power cost during the last few months. For instance, coal price has risen to $225 a tonne in the December quarter compared to $210 a tonne in the September quarter
Cement sales seem to have revived across regions in December after a lull in the preceding two months. The pick-up in cement demand was attributed to revival of infrastructure and real estate projects, especially in rural areas. The sales would have been much better if not for untoward developments in Rajasthan, one of the major cement manufacturing hubs.
Dispatches from our plant in Rajasthan were impacted by the rail roko and agitation on road by the Gujjar community. Besides there were disruptions in Andhra Pradesh also, said a cement company executive.

If you cannot erase poverty, erase the poor from the vicinity, seems to be the mantra of the State government, going by the information gathered by RTI activists. At a time when the government is evicting the urban poor to faraway and hostile rehabilitation sites, claiming there are no lands within the city, it has been giving land allotted for housing the poor to commerical developers.
The Tamil Nadu Slum Clearance Board and the Tamil Nadu Housing Board together hold a little over 50 acres in Srinivasapuram and Foreshore Estate areas facing the beach. More than 10,000 families, primarily fishermen, live in tenements and as squatters in that area. It’s now clear that the government wants to evict all the 10,000 families but resettle only 3,500 tenement families in seven-acre area in Foreshore Estate.
According to activists, if planned well, the government can accommodate all the dwellers in the region. “If planned and designed well, the 23.5 acres of TNSCB land alone can house about 6,000 families in pleasantly laid out four-storey tenements, according to architects,” says Nityanand Jayaraman, activist. “But the government is only looking to accumulate land that can be sold out to private commerical players
However, no mention is made of the fact that the government itself has found Metrowater releasing untreated sewage into the river, a fact recognised by many government authorities at various public meetings.

In an interview with Chennai-based Marg Ltd- GRK Reddy, Chairman & Managing Director of Marg spoke on the purpose of hiving off the residential real estate business. Below is a verbatim transcript.
Q: What exactly you are contemplating, what are the projects you are transferring to, is this is a new subsidiary Marg Properties?
A: Marg Properties is a 100% subsidiary of Marg Ltd. So primarily it will take care of all the property business which are in Marg Group because Marg as a parent company is into Engineering, Procurement & Construction (EPC) and it has investment in the port business.
We have about 12 projects at various locations in Chennai and mostly in the affordable segment. We want to take all these 12 projects into a separate company.
Q: What is the exact size of this real estate business and do you have any plans to list Marg Properties?
A: No, at the moment we don’t have any plans because all these land banks were acquired some time back. These are all affordable homes. They are self sustainable projects. That business requires a different focus and also the business requires different kind of a business approach. So we wanted to take the EPC and port business and property business separately. So that’s the objective.
It is totally about 12 projects. The value of the project is about Rs 1400 crore which most of them are launched projects and within the next 24-30 months they will be handing over to the customers.
Q: What is the purpose of hiving off at all? What will it do into the P&L? will it make any difference to the investor?
A: From the investor’s perspective the management’s focus will be more on the EPC and the port business which will give good valuation to the investor. What we have in the port and EPC will get more focused. That way it will give value addition to the investors.

Property and stocks grew at the fastest pace in the post reforms era. During the period, the realty gained between 450% and 1,400% , while gold when compared to property, made modest gains of around 275%. Silver, however, jumped by an impressive 632.5%.
Emerging property markets (in the early ’90s) such as Bangalore and Chennai have become fully developed. Only Delhi and Mumbai made it to the global list of property destinations in the early ’90s, but with the reforms cities like Bangalore too have found a place. Growth in these cities came mainly in the past 15 years. Reforms had a big impact on commercial property and rates zoomed on the back of the ever growing demand for space.
Even as values continued to climb, retail participation in stocks and real estate increased manifold in the reforms era thanks in good measure to newer, easier options to invest and the availability of finance. Real estate prices have increased by an average of 15-20 % every year in most places , say observers. The national capital region has had a tremendous increase in property development and, as a result, prices climbed by well in excess of 25%. However, Mumbai has rarely seen a steep decline in all these years, say observers.
