Velachery and Ambattur- The rising sectors in Chennai

Chennai is one of the most modern and developed metro cities in India. The people in Chennai embrace both modern lifestyles, but at the same time hold close to their heart, the traditional values of their culture.  This is also reflected in their real estate preferences.  The citizens of this metro city are known to choose location above any other attributes of a home and this drives most of the real estate demand in the city.  Integrated townships and gated communities are yet to be accepted completely by the city as the people here believe in no walls and complete openness amongst neighbours.


Ambattur is one of the Chennai’s most prominent and fast developing suburbs.  It houses an equal mix of both industrial as well as residential properties and is highly preferred among workers and professionals working here.

Earlier, Ambattur belonged to the Thiruvallur Taluk, began showing immense growth in 1960 when the state government decided to establish various small scale industries here.  Many prestigious companies like the TI Cycles and Britannia set up production units here and many settlements mushroomed around it catering to the need of the workers here.  Closer to the more affluent regions like Anna Nagar and Padi, Ambattur is in much demand as it gives some experience of a luxurious life to the people here.

After 2005, Ambattur came to be known as another IT hub in the city.  This has attracted yet greater real estate in the surrounding area.  Even today, this area hold great potential for IT and MNCs to set up office and many prestigious companies like the Dell, and HCL have rooted here.  This has led to an upsurge in the demand for luxury homes.


Located in Southern Chennai, the area is rapidly developing year after year.  It is currently attracting the more affluent crowd in the city and its luxury and ultra modern living spaces are in much demand.

The prices in the area have shown an appreciation of 10 to 20 % in the past two years.  The reason for the rapid development of the locality is due to the presence of one of the most important IT hub in the city – Old Mahabalipuram Road (OMR).

Velachery is also easily accessible via roads, rails and metros.  The area is also blessed with well developed infrastructure and physical amenities.  There are a number of good schools, colleges, malls and hospitals in the locality catering to all the needs of life.

The demand for living spaces is mainly coming from the IT professionals who wish to live close to their workplace. Another group are the NRIs who buy home here due to the location advantages and the high return on investment.  The main two categories of living spaces in demand are villas and studio apartments.

Both the locations are rated well for living, however, the prices in Velachery is higher as the area is more affluent than Ambattur.  Ambattur is mainly preferred by those in the middle income groups.

East Coast Road becoming top residential locality in Chennai

East Coast Road (ECR) is fast becoming a topresidential locality of Chennai. The property values have crossed the mark of Rs 11,000 per sq ft at prime locations near beach and are still on the rise.

The expansion of IT/ITeS sector is the main fuel in the real estate growth. Revival of demand for luxury villas, increase in property prices and launch of new projects have made the area a prime destination.

The demand for luxury homes is on the rise primarily towards the peripheral locations of the city due to availability of homes in an affordable range. Capital values of premium apartments and luxury villas have noted a hike of 10-15 per cent in past six months. The stretch fromPalavakkam to Mamallapuram is the key locality which has been witnessing exponential demand and supply in the residential sector.

On an average, the capital values at ECR vary from Rs 2,000-6,000 per sq ft depending upon location and connectivity.

Developers planning projects with amenities to attract buyers in Chennai: JLL

Property consultancy firm Jones Lang LaSalle has reported that in order to attract home-buyers in Chennai, developers are planning several township projects with a host of amenities in the coming months.

The existing scenario in Chennai real estate is going to change. The study states that the new ‘game-changers’ include generous landscaping, serene environment, schools within the campus, big club houses, health club facilities for both indoor and outdoor sports and multiplexes in the vicinity, health care, restaurants and large swimming pools.

Badal Yagnik, managing director, Chennai & Coimbatore, Jones Lang LaSalle India, stated that community living in the true sense is finally going to emerge in Chennai.

Realty market to touch high rise in Chennai

The Chennai real estate market is to touch high rise with 20,000 homes expected to be delivered this year, according to national secretary of the Confederation of Real Estate Developers Associations of India (CREDAI),

Mr T Chittibabu, after inaugurating Budget Home 2011, said till last year 12,000 to 13,000 units were delivered but this year we expect 30 to 40 per cent growth. He expected the demand for homes to soar in OMR in south Chennai, which has the closest accessibility to city through the road network besides Grand Southern Trunk Road and Oragadam on Bangalore Highway.

The event will showcase several real estate developers who present properties in various segments from apartments, row houses, lifestyle residential properties, villas to residential plots within Chennai, its suburbs and a few other cities in Coimbatore and Tiruchy

Guideline Value For Land in Chennai

Chennai Land Guideline Value

Guideline value register is available with the Registering officer. Chamber of Commerce, other Associations, Agricultural Associations and Panchayat Unions are provided with a copy of these guideline registers. Ascertain the guideline value of the property and the stamp duty, registration fees etc, to be paid from the Registering officer. Guideline Values in respect of all areas in Tamil Nadu have been revised with effect from 1-8-2007.

Guideline Value for Land in Chennai is the value of the land as determined by the Tamil Nadu Government, based on its own metrics of facilities and infrastructure growth in that locality. The Guideline Values are revised periodically to have them in sync with the Market Value.

Registering at a value higher than the Guideline Value will not automatically result in the new value being adopted as the Guideline Value. But such an action can trigger a review process to revise the Guideline Value. Guideline Value for Land Chennai is available on the site Link.
